Roof Cleaning in Whitehouse Station NJ

Soft Washing:  Is it the best alternative to Pressure Washing?

Few rarely look at roof stains as a “structural issue”.  Most look at the problem as a stain that requires a “cleaning” solution.  These stains are an infection on the roof that slowly eat away at the roof shingle.  The problem will never go away on its own until it’s treated.  Using a pressure washer can damage the shingle and does not solve the problem.  Let’s look at why pressure washing doesn’t work.

Let’s say you were cooking with raw chicken.  There’s chicken stuff all over the counter.  You want to clean and sterilize the surface so you don’t get your family sick.  How are you going to clean this surface?  Would blasting high pressure water on the counter enough to fully sterilize the surface?  Of course not.  You will reach to the cabinet for your favorite mold and virus killing cleaning product.  A good anti-microbial will do the intended job with out much effort.

Same goes for a roof.  Pressure washing the shingle may create a perception of clean, but will not fully sterilize.  Leaving microscopic residue behind will give the stain a head start and you’ll be looking at the same roof stains again in little time.

Roof Moss Cleaning

Moss develops a root system into the shingle, just like a plant.  Pressure washing the moss will not effect the root system of the moss.  Pressure washing would be like mowing the lawn and allow the moss to grow back thicker and more full.  We use a salt based detergent that will kill moss, lichen and algae on contact.  Once the moss dies it is left to decompose and dry out.  Once it fully dries out the rain will gradually rinse it away leaving behind a perfectly clean and sterile roof shingle. A sterile shingle is a step up from a clean-looking shingle.  Just because it looks clean, does not mean it’s sterile.  Just like gas-station sushi.

This is a garden variety roof treatment for black stains on the roof. These stains are caused by a bacteria that forms usually on the north side. The north side of a home retains more moisture than the sunny side. The other ingredient needed for this growth is the limestone in the roofing shingle. Limestone is added to provide weight and strentgh to the roofing shingle. Limestone is an organic mineral made from the remains of crushed seletal remains. The bacteria causing the roof stains can digest limestone. So roofs have essentially become an “all you can eat buffet”.

Slate Roof Cleaning

Slate roof shingles require a slightly different cleaning solution.  Slate roofs have a smooth surface.  We add additional surfactant to allow the detergent to better cling the the slate shingle.  We want to avoid too much run off.  Slate roofs are very gratifying to clean.  Once the black algae staining is removed the slate shingle will reveal it’s true colors.

Cedar Roof Cleaning

Cedar roofs can last up to 50 years.  Though the cost of a cedar roof installation can run 6-8 times the cost of a traditional asphalt roof, it far outlasts asphalt shingle.  Sometimes a cedar roof shingle can get infested with black mold.  If the mold is not treated the cedar shingle will retain moisture allowing it to rot faster.  Cedar roof shingles can be cleaned without using a pressure washer.  A simple sanitizing detergent will kill and dissolve mold and allow the cedar shingle to increase its life span.

Hunterdon County has many trees that provide shading for roofs. This accelerates the growth for other items like moss and lichens. These roof growths are treated in the same non-pressure mannr. We never power wash roofs. We use a salt based cleaner with a mild chlorination. A foam is added so it sticks directly to the roof with minimal run off. Any run off that does come down the gutters is collected and recycled. once the soap dries and the chlorine evaporated the final product is a soapy salt water. This is truly a biodegradable detergent.
