What is Roof Cleaning?

Roof cleaning is not “pressure washing”. Pressure washing is too aggressive since the shingle is fragile and expensive. Black streaks and dark staining is a bacteria. They spread through airborne spores and do not choose where to land. Spores land everywhere but will grow faster on the north sides of the house. North sides hold more moisture since there is less sunlight. This process started the day the roof was installed.

Think of these stains more like a pest or a weed.  How would you approach a weed if it were in your sidewalk?  I agree that if you can pull it out and remove the root completely it will stay gone.  But you can’t just go yanking out moss and algae from the roof.  It develops a root system into the shingle that keeps it hanging on.  If you pull it out from the root you will most likely take the roofing granules with it and leave scars on the roof.

What’s In The Soap?

We treat the stains with a detergent that works similar to the way a weed killer would work.  Can we agree that if you spray a good weed killer on a weed that it will die and stay gone?  This is how we approach roof cleaning.

Our detergent is calibrated to dissolve the black bacteria to insure it dies and the roof is fully sterilized. This black staining is actually green when seen under a microscope. It has a tough outer UV repellent shell. This shell which holds the bacteria inside is responsible for giving this organism its resilience. Think of the harsh conditions this organism has endured over the years and it has only continued to grow and spread.

Roof cleaning jobs are approached more like “pest control” rather than a “cleaning”. It is best to treat the entire area to achieve a full sterilization. Once the roof is fully sterilized it is like starting at day one when a new sterile shingle was pulled from its package and installed to the roof.  Once the roof is completely sterile it will remain stain-free for an extended period of time.  If you calculate how long it took to get to this point, that is how long it will take to get back to this point once the roof is fully sterilized.

Roof Moss Removal

Roof moss, which can look like a dark green dense grass, is treated the same way but the removal process is different. Once moss is treated it is left to decompose and wash away with the rains. This process can take roughly 60-90 days. If moss has been hanging on there with the past year of rain and wind then we know it has developed a root system into the shingle.

This is what keeps it hanging on. It is best to treat the moss and let it dry out and decompose so the root system can detach on its own. If you forcibly remove moss it can take some of the granules with it and leave scars on the roofing shingle.

Power Wash Or Soft-Wash?

Some companies will offer a “low-pressure power wash” to remove the moss instantly. And if someone offers to spray the roof with a “plant-friendly product”, as great as it sounds it will not kill moss on the roof. The manufacturer of the roofing shingle states that an asphalt roofing shingle should be used with a detergent that contains bleach.

A detergent at the proper ph level can eliminate the organisms that are causing the stains yet compatible with the roofing shingle. Pressure washing can void the warranty of the roof. A chemical cleaning containing bleach will not. Think of moss as a weed in a sidewalk.

You can crop it at the top for immediate temporary relief, or you can spray a weed killer completely illuminating at the root. A weed in a sidewalk can be followed up with a pressure wash. A roof cannot and should not. As long as it would take for that weed to decompose, shrivel up and disappear is roughly the same as roof moss. Roof moss has the advantage since there is usually pitch to assist in washing.

What’s The Truth About Roof Cleaning?

If you’re confused about the conflicting information you find on the internet I would urge you to at least follow manufacturers instructions. Do not go by what you read on a roof cleaners website. We’re all trying to sell you something by convincing you our method is the best. I will provide a link to GAF, the makers of the popular Timberline™ roofing shingle.
