Roof Cleaning Process
A pressure washer should never be used to clean roofing shingles. Power washing fails on several fronts. High pressured water can dislodge large amounts of roofing granules and shorten the life of the roof. Furthermore, power washing does not achieve the level of sterilization required to allow a roof to stay clean for an extended period of time. A detergent with a sanitizing feature must be applied to achieve the highest level of clean.
What’s In The Soap?
There are many disinfecting products such as ammonia, bleach and even vinegar. Bleach, or sodium hypochlorite (SH) provides the proper ph needed to dissolve the black staining. The term for the black staining is gloeocapsa magma. This hearty bacteria survives cold harsh winters as well as hot dry summers due to its UV protected outer shell. This shell protects the inner bacterium. A sanitizing detergent with the proper ph can dissolve this outer shell causing death to the cell.

“Soft wash” is the word of the day. We use this term to define cleaning surfaces with detergents and rinsing with low pressure. Organic stains require a bleach based approach where as rust would require a buffered acid. The detergent used depends on the stain and surface and not all apply. Any surface can be soft washed included vinyl siding, stucco, dryvit, eifs, cedar roof and siding including painted surfaces.
