Process
Roofs are cleaned not by “pressure washing” but rather applying our proprietary detergent which kills moss and algae. The detergent contains surfactants and a small amount of bleach which is very effective in sterilizing the moss and aglae, yet is compatible to roofing shingle.
Bleach is actually “sodium hypochlorite” which is derived from common table salt, or sodium chloride. Salt is how bleach starts and salt is how it ends. Bleach decomposes rapidly and breaks down into salt. This can be proven by pouring some bleach in a bowl and placing it outside. Return to the bowl in 24 hours you will find any liquid and chlorination will have evaporated. What is left in the bowl is salt crystals. This is the definition of “biodegradable”.
Will It Void My Roof Warranty?
Our method can be verified and is approved by ARMA (asphalt roof manufacturers association). Roof manufacturers warn against using a pressure washer and they do not endorse any other cleaning product aside from bleach and water. Our detergent fully sterilizes the roof and completely cleans the roofing shingle. This is how we are able to offer a 3 Year Spot-Free Warranty with every full roof cleaning. Detergents are applied at very low pressures using low pressure 12 volt battery operated pumps. The pressure is less than what can be achieved at a common water spigot. Our goal is to kill the organisms that stain the roof without dislodging any of the roofing granules.
Black staining on a roof is a cynoabacteria called gloeocapsa magma. This organism is very hardy and can live in harsh conditions of hot and dry to cold and freezing. Detergents are calibrated to dissolve the cells completely. Creating a 100% kill ratio on all of these organisms will allow the roof to start clean for an extended period of time. If you do not completely dissolve all the cells the stain will regenerate rather quickly. That is why pressure washing a roof only provides temporary relief. Pressure washing a shingle does not kill the mold. Many cells will be left behind and the stain will usually reappear in a year or 2.
Staten Island Moss Removal
Moss develops a root system into the roofing shingle. It is not wise to forcibly remove by scrubbing or power washing. If you forcibly remove moss it can take the roofing granules with it and it can leave scars on the shingle. Treating the moss, letting it die and dry out is a method that produces slow results but eliminates damage to the shingle. Our detergent instantly kills moss at the root which is then left to decompose on its own. It will dry out and the root system will detach on its own becoming brittle and washing away little by little with each rain.
Roof Lichen Removal
Lichen is a superfungus made from combining algae and a fungus. You can usually find lichen growing on tree bark or on rocks near a river. Lichen develops a deep root system into the shingle. We treat lichen the same way we do moss. It is treated then left to dry out and decompose.
Staten Island Soft Power Washing Service
Buildings in Staten Island NY have there fair share of mold on the sidings. Our low-pressure system proves most effective to clean mold and mildew with our safe biodegradable detergent. Soft-washing is recommended over high pressure washing when it comes to exterior surfaces. Even cement can show heavy signs of wear by using high pressure. Every surface is soft washed with low pressure after pre-treatment. Since the staining is organic it reacts well to pre-treatment. With a proper ph the detergent will dissolve and loosen up residual algae or Gloeocapsa Magma..
An arsenal of crafts allows detergent for every specific stain. Never will we rely on high pressure to achieve our desired cleaning. Soft washing is safe for all surfaces including soft pool cement, vinyl fences, vinyl siding, stucco, dryvit, cedar, and even painted surfaces.
